Contract Administration

Whether the building works are for a new building, refurbishment, extension or maintenance works, the procedures are very similar and usually include the following.

Assessment of clients' requirements and preliminary solutions.

Formal feasibility study if required.

Where an existing building, preparation of existing plans.

Where a new building, measurement of the site.

Initial scheme drawings.

Full scheme drawings.

Obtaining planning, Building Regulation and other consents.

Preparation of specification/bills of quantity.

Obtaining competitive tenders with the process carefully controlled.

Analysis of tenders received and tender report.

Commencement on site.

bulletContract Administration - Building Contract management, preparation of contract documents, supervision of the contractor, documentation and reporting.  Monitoring of the programme of work, quality of work and costs.

Construction Monitoring

We act for clients wishing to procure developments through design-and-build  routes in our role as  Employer's Agent.

This requires us to prepare a design and performance brief   and to enable the contractor to complete the design and prepare a cost tender.  This is done by negotiation or in a competitive bid situation.

Once the design and costs have been approved we monitor the work on site and check and certify the contractor's applications for interim payments.

Construction monitoring is also performed when the design or  preliminary services have been performed by the client or other professionals. 

Project Management

We also offer full Project Management Services for the procurement of major contracts or the organisation of complex projects whether large or small.

Project Management is the management of change. 

A fuller definition of Project Management is the planning, monitoring and control of all aspects of a project and the motivation of all those involved in it to achieve the project objectives on time and to the specified cost, quality and performance.  The Project Manager, therefore, is the person(s) responsible for planning and managing the project or group of projects.

Note the capital initials for Project Management.  Many clients would regard the normal management of a building project as project management but, in the industry terminology, this is Contract Management - Project Management is much more and involves the consideration of the whole philosophy of a major project including the economic considerations of how and when the change is brought about as well as the organisation of the actual building contract(s) itself.

Complex tasks always require a degree of Project Management for their successful completion.  This is particularly the case where the projects have potential difficulties such as multi-phasing, short time scales, specialist contracts and the like.  All these carry the risk of uncertainty which can result in financial loss, particularly where a loss of production or performance is involved.

As Project Manager we would need to fully understand the project before appointing the correct team members to evaluate the problems and advise the client.  These team members can include specialists in finance, design, management, construction and more.  The client is always an important member of the team and must allocate sufficient resources relative to the importance of the project.

The Project Management process is divided into two primary parts

Project planning - who does what, when, at what cost and to what specification, and

bullet

Project control - the use of the plan to control and coordinate the progress of the project
