Historic Buildings and Conservation

Brian Eyley has an interest in historic buildings and has been responsible for the restoration and refurbishment of a number of historic buildings including some Listed Grade I, II* or II, being of historical and architectural interest.

A brief selection of past commissions includes the following.

bullet15th Century manor house in brick - rare for that age
bulletRefurbishment and restoration of many farmhouses and country houses in the Oxfordshire area
bulletConversion of a stable block to an individual house
bulletPalladian gateway in stone - designed by William Kent. Restoration obtained a commendation from The Stone Federation
bulletWestenhanger Castle - full condition survey of medieval castle, history investigation and defect analysis
bulletRoof restoration - Grade II* Listed Building designed by Hawkesmoor

Our philosophy for historic buildings is to deal with all work sympathetically and in keeping with the existing work, following the established procedures in order to obtain all necessary grant monies.

In addition to designing and controlling the restoration work, we are able to investigate specific defects, carry out detailed investigations into the history of the building or to advise on the design and detailing of major building works.

Remodelling and Refurbishment

We regularly undertake refurbishment works to existing buildings. The work is usually less extensive that the restoration or rehabilitation works described above but can considerably extend the economic life of the building, particularly when it is done for letting purposes.

Rehabilitation

Rehabilitation of older buildings usually consists of total or major renewal of all finishes and services within a buildings often including some major repairs.  This improves the building to modern standards and reduces the future maintenance to a considerable extent.

Much of the work undertaken in this way is for social housing although commercial buildings are often treated to a similar process to install raised floors and provide improved service installations and modern finishes.

Major Repairs, Maintenance and Maintenance Planning

Our services offered in connection with the repair and maintenance of existing buildings are varied and include the following.

bullet

Defect investigation and analysis

bullet

Specification of repair works and control of the repair contracts

bullet

Maintenance Plan preparation and implementation

bullet

Cost in use assessment

bullet

Life expectancy appraisal, usually for specific components and materials

Please see the separate page on maintenance planning

The Design Process

All of these services normally include an assessment of the clients' needs and requirements together with the construction and condition of the building.

Feasibility studies to explore alternative options are usually prepared. Following that, scheme drawings, working drawings and specifications are prepared in order to obtain competitive tenders. The building work is controlled and monitored in the usual way (see the page entitled   Building Work).

Spending Profiles and Cash Flow Analysis data can be provided on spreadsheets in conjunction with feasibility studies for new development, major refurbishment and conversion works.
